Job summary

KETTLER in Washington, DC is seeking a Lead Maintenance Technician to support the Maintenance Manager and oversee repairs in apartments and buildings. The role emphasizes maintenance, preventive tasks, make-ready work, and timely service to residents.

You'll troubleshoot HVAC, electrical, plumbing, and appliance issues, handle on-call rotations, manage budgets with the manager, and coordinate with vendors. English communication, a valid license, and physical stamina are essential.

Qualifications

• 3+ years of apartment maintenance experience.
• Universal EPA/CFC Certification.
• Mastery of appliance, electrical and plumbing repair.
• Strong understanding of HVAC repair.
• Valid Driver’s License and must live within 30 minutes of the property.
• Excellent English communication skills, both verbal and written.
• Must be responsible for after-hours emergency maintenance; nights/weekends rotating.
• Must have personal transportation to respond to emergencies.
• Must carry a cell phone for on-call maintenance.
• Ability to use a computer.
• Ability to walk grounds, ascend stairs, lift 60 lbs. and climb ladders.

Responsibilities

• Participating in all maintenance projects.
• Performing general repair of property grounds, apartments, and building exteriors.
• Supporting the Maintenance Manager with budgets and other administrative tasks.
• Responding to resident requests for maintenance and service within HVAC, electrical, plumbing and appliance repair; escalate as needed.
• Preventive maintenance on all systems at the property.
• Complete the make-ready process for vacant units and coordinate vendors as needed.
• Demonstrate customer service by treating residents with respect and addressing concerns.
• Other duties as assigned.
