P3 Properties has one core focus: to be the most creative and innovative real estate company. We own, operate, develop and reposition real estate across multifamily, office, hospitality and development. Everyone who builds P3 vests into the company and shares in the growth they help create.
About the Role
We’re looking for a hands‑on Senior Accountant to own day‑to‑day accounting across our portfolio and the entities above it. You’ll run the monthly close, produce property‑and entity‑level financials, manage cash and construction draws, and deliver reporting to lenders, investors and third‑party owners.
You’ll do the work in the general ledger yourself while improving how it gets done: tighter reconciliations, cleaner charts of accounts, real close calendars and documented procedures. As P3 grows, so does this seat, with more team, more scope and a direct line into capital decisions.
What You’ll Do
- Monthly close and reporting: Own the monthly and annual close across all entities on a published calendar, and produce property-level and consolidated financials with variance analysis
- Cash and treasury: Manage daily cash across dozens of operating, reserve, escrow and security deposit accounts, and build rolling cash forecasts
- Development and construction accounting: Prepare construction loan draws, track hard and soft costs against budget, and handle capitalization through placed‑in‑service
- Commercial and multifamily accounting: Review CAM, tax and insurance recoveries and lease abstracts, and reconcile property management activity to the general ledger
- Lender reporting, budgeting and forecasting: Deliver lender reporting packages on schedule, and support the annual budget and reforecasts
- Audit, tax and compliance: Manage year‑end audits, deliver tax packages and review K‑1s, and handle 1099s, sales and use tax, and registrations
- Systems, controls and team: Serve as a power user of our accounting and property management systems, design internal controls, document procedures, and lead an overseas accounting team
What We’re Looking For
You’re a real estate accountant ready to step up from a narrower seat, such as a senior property accountant, accounting manager or assistant controller at an owner‑operator.
Required
- 5–8 years of progressive accounting experience, including at least 3 in real estate (owner/operator, developer or property management)
- Bachelor’s degree in accounting or finance
- Full ownership of a multi‑entity monthly close, start to finish
- Working command of real estate GAAP: lease revenue recognition, capitalization vs. expense, depreciation and partnership accounting
- Hands‑on experience with Yardi, MRI, RealPage, AppFolio, Entrata or a similar platform
- Advanced Excel skills, plus direct experience with lender reporting and construction loan draws
- Comfort using AI in your work
Preferred
- CPA or CPA candidate, or public accounting experience in a real estate practice
- Multifamily and commercial experience, especially CAM reconciliations and triple‑net billing
- Development or construction accounting from groundbreaking through stabilization
How You Work
- Hands‑on, low ego. You prepare the entry, not just review it.
- Accurate and on time. You close on schedule and know which items deserve a second look.
- Curious about the asset. You ask why occupancy moved, why an invoice spiked, or why a draw is behind.
- A clear communicator. You can explain a variance to a principal, a covenant test to a lender, and a coding question to an on‑site manager.
- Process‑minded and discreet. When something breaks twice, you fix the process, and you handle sensitive information with care.
What We Offer
- Salary range $90,000 - $120,000 plus a performance bonus tied to company and individual results
- Medical, dental and vision coverage
- A retirement plan with employer match
- Paid time off and holidays
- Support for CPA licensing, continuing education and industry association memberships
- Real visibility with ownership and a clear path to more scope as the portfolio grows
