Job summary

Brookfield Residential seeks a Sales Manager to lead new-home sales at the Kissing Tree community between Austin and San Marcos. This commission-based role partners with the Director of Sales to drive traffic, convert prospects, and guide buyers through the homebuying journey while achieving sales goals.

You will present products, manage sales agreements, and coordinate with construction, marketing, and admin teams to ensure a seamless buyer experience.

Qualifications

  • 5+ years of sales and exceptional customer experience.
  • Post-secondary diploma or degree in business or related area preferred.
  • Proficient in computer knowledge and CRM software.
  • Exceptional communication, time-management and interpersonal skills.

Job Description Overview:

The Sales Manager is the community’s lead sales professional, responsible for driving new‑home sales and creating an exceptional experience for every customer who walks through our doors. Working closely with our Director of Sales, this commission‑based role focuses on generating traffic, converting prospects, guiding customers through their homebuying journey, and consistently achieving sales goals. As the face of Brookfield Residential, the Sales Manager embodies ownership and accountability for the entire sales process within their community. This role champions our brand by showcasing the value of our homes, our thoughtfully designed neighborhoods, and that every customer feels supported, informed, and excited about their new home. Kissing Tree is a vibrant 55+ community that captures the spirit of Texas living. Ideally situated between Austin and San Antonio in the picturesque city of San Marcos, it offers the perfect blend of small-town charm, modern amenities, and convenient access to two of the state's most dynamic destinations.

Key Responsibilities:

Ensure the overall sales process is effective and dedicated to achieving goals. Contribute to creating and implementing efficient sales and administrative programs. Meet or exceed sales targets as outlined in the Business Plan. Suggest and evaluate innovative ideas to improve sales pace and customer satisfaction. Develop and carry out an ongoing prospecting plan using various communication channels. Influence prospects to transition into homebuyers through proactive engagement. Provide personalized presentations to all prospects and a welcoming experience. Share comprehensive product and company information with customers. Build strong relationships with internal and external partners to generate leads. Professionally present and market sales center products, quick move-in homes, and model homes per company standards. Present and manage new home sales agreements, ensuring accurate system entry. Maintain effective communication with prospects and homeowners, including prompt lead follow-ups. Emphasize customer satisfaction as core business driver, playing a critical role in delivering a flawless home‑buying experience. Gain a deep understanding of business processes (construction, estimating, marketing and administration) to enhance customer experience. Regularly interact with construction and purchasing teams to address sales‑related challenges and changes. Ensure all company assets, including the sales center, model homes, quick move‑in homes are professionally presented and marketed per company standards. Develop and implement innovative marketing solutions, explore alternative channels, and highlight product differentiation to enhance market appeal. Conduct ongoing competitive analyses, including reviews of product positioning, sales princes, premiums and marketing incentives. Research and evaluate market trends in both new home and resale markets. Compile and deliver detailed weekly reports on competitive insights. Assist in negotiations and conflict resolution during sales and escrow processes, advancing issues as necessary. Ensure timely and accurate submission of all required information for delivering sales contracts. Maintain active involvement in the regional residential community and homebuilding industries to stay informed and connected.

What You’ll Bring:
  • 5+ years of sales and providing an exceptional customer experience.
  • Post-secondary diploma or degree in business or related area preferred.
  • Outstanding sales and customer service record New home or residential home sales experience is preferred.
  • Proficient in computer knowledge and skills, CRM software experience.
  • Exceptional communication, time‑management and interpersonal skills.
