Job summary

Carroll Lutheran Village in Westminster, MD seeks an Independent Living Sales Counselor to welcome prospective residents and families, guiding them to a vibrant Life Plan Community.

This role offers a base salary plus commission, with a Monday–Friday schedule and occasional evenings/weekends for events. You will manage leads, conduct tours, present to prospects, and support marketing efforts to grow occupancy.

Qualifications

  • Bachelor’s degree in Marketing, Business, Communications, or related field preferred; relevant high-level experience may substitute.
  • Minimum of three years’ experience in a professional sales environment.
  • Knowledge of marketing strategies, sales techniques, and CRM or sales tracking systems.

Responsibilities

  • Achieve occupancy and revenue goals through calls, leads, tours, and closings.
  • Deliver exceptional customer service with product knowledge and needs handling.
  • Meet or exceed individual sales activity targets and conversions.
  • Develop and maintain relationships with residents, families, and referral sources.
  • Represent the community at events, expos, and networking functions.
  • Manage and qualify leads in the CRM; maintain records and follow-up.
  • Give community tours and conduct presentations for prospects and families.
  • Assist in planning and executing marketing events with the sales team.
  • Participate in sales meetings and ongoing product training.
  • Monitor market trends and provide insights to management.
  • Maintain a weekly personal sales plan and submit activity reports.
  • Ensure compliance with company policies and regulations.

You will play a key role in creating meaningful connections and guiding individuals through one of life’s most important decisions—choosing a place to call home that offers comfort, security, and opportunities for purposeful living. This position follows a Monday–Friday schedule, with occasional evening and weekend availability required to support events and prospective resident needs. This role offers a base salary plus commission for meeting targeted goals.

What You will Do as a CLV Sales Counselor:
  • Achieve and maintain occupancy and revenue goals through effective sales calls, lead management, tours, and closings.
  • Deliver exceptional customer service by creating a welcoming environment, demonstrating strong product knowledge, and addressing prospect’s needs.
  • Meet or exceed individual sales activity targets, including outreach, appointments, and conversions.
  • Develop and maintain strong relationships with current residents, families, and referral sources to generate internal and external leads.
  • Represents the community at public events, expos, and networking functions to promote visibility and generate leads.
  • Manage and qualify leads in the CRM system; maintain accurate records and follow-up communication.
  • Give community tours and conduct presentations for prospective residents and their families.
  • Assist in planning and executing marketing events and promotional activities in coordination with the sales team.
  • Participate in sales meetings and ongoing training to enhance product knowledge and selling techniques.
  • Monitor market trends and conduct competitive benchmarking; provide insights and reports to management.
  • Maintain a weekly personal sales plan and submit regular activity reports.
  • Ensure compliance with all company policies and applicable laws and regulations.

Qualifications
What You’ll Need as a Sales Counselor:
Education | Experience
  • Bachelor’s degree in Marketing, Business, Communications, or a related field preferred. Equivalent high-level experience in selling services or complex products may be considered in lieu of a degree.
  • Minimum of three years’ experience in a professional sales environment.
  • Demonstrated knowledge of marketing strategies, sales techniques, and CRM or sales tracking systems.
Knowledge, Skills and Abilities
  • Demonstrated discretion, professionalism, and sound judgment in handling sensitiveand confidential matters.
  • Excellent interpersonal, written, and verbal communication skills, with the ability to interact effectively and tactfully with individuals at all levels, including residents, staff, families, external vendors/authorities, and the public.
  • Strong attention to detail in writing, proofreading, managing priorities, and meeting deadlines in a fast-paced environment.
  • Proven ability to work both independently and collaboratively within a team environment, demonstrating a cooperative, respectful, and compassionate approach to colleagues and resident care.
  • Skilled in the use of standard office equipment and technology.
  • Maintains professionalism, composure, and a positive attitude when managingchallenging situations.
  • Physically able to move throughout the workday and lift items up to 10 pounds using safe handling practices.
  • May be necessary to assist with resident evacuation during emergency situations.
  • Complies with organizational health and safety requirements, including vaccinationpolicies or valid exemptions.
