Job summary

Sonoran Land Resources, LLC is seeking an experienced Right-of-Way (ROW) Project Manager to lead and support complex utility and infrastructure projects in the Tucson area.

The role covers from due diligence and planning through application, review, acquisition, and closeout, coordinating among clients, Tribal Nations, project teams, consultants, and agencies. Ideal candidates have strong PM, communication, and Tribal ROW knowledge.

Qualifications

  • Experience managing ROW projects involving Tribal lands preferred.
  • Knowledge of Tribal and BIA ROW processes and requirements.
  • Ability to interpret engineering drawings, land surveys, legal descriptions, ROW plats.
  • Practical knowledge of land title, ownership, and TSRs.
  • Strong project management and organizational skills with the ability to manage multiple projects, priorities, schedules, and deadlines.
  • Excellent written and verbal business communication with clients, Tribal Nations, federal agencies, landowners/allottees, and project teams.
  • Proficient with Microsoft Office Suite and Monday.com.
  • Degree, professional certification, and/or equivalent experience in ROW/real estate/PM preferred.

Responsibilities

  • Manage multiple ROW projects with scope, schedule, priorities, deliverables, and overall project coordination.
  • Develop and maintain project work plans, schedules, trackers, budgets/cost estimates, and status reports.
  • Serve as a primary client contact and communicate project status, ROW requirements, risks, agency coordination, and outstanding action items.
  • Lead and coordinate ROW Analysts, Agents, consultants, and multidisciplinary project teams to ensure deliverables.
  • Identify ROW, land ownership, regulatory, permitting, and stakeholder issues and develop strategies for resolution.
  • Facilitate project meetings and maintain accurate project documentation, correspondence, databases, and tracking systems.
  • Lead and support community and landowner outreach, negotiations, consent to ROWs, and associated documentation.
  • Coordinate ROW activities with environmental, cultural resources/archaeology, survey, engineering, GIS/mapping, appraisal/valuation, legal, construction, and other project disciplines.
  • Track agency and Tribal reviews, respond to comments and information requests, and address issues affecting ROW approvals and schedules.
