Job summary

Emerald Energy and Exploration Land Company seeks a proactive Right-of-Way Specialist to support property rights acquisitions, negotiations, and regulatory compliance. The role requires strong communication, meticulous documentation, and the ability to work under deadlines in a dynamic environment.

Ideal candidates will have a college degree (preferred), experience with surveys and permits, and a valid driver’s license.

Responsibilities

• Work under the Right-of-Way Lead or Supervisor.
• Negotiate acquisition of property rights under deadlines.
• Identify property ownership and valuations.
• Obtain permissions from owners for surveys.
• Prepare documents for property rights acquisition.
• Acquire necessary licenses and permits.
• Review project progress and coordinate with teams.
• Provide relocation assistance as needed.

• Sharp, curious and driven self-starters seeking an alternative to a mundane office job
• Tenacious, outgoing, and extroverted individuals, sales experience a plus
• Good communication and listening skills as well as patience
• Time management skills with the ability to prioritize tasks
• Must be detail-oriented and organized
• Knowledge in all aspects of right of way including acquisition, title, permitting, due diligence, public and community outreach
• Right of Way acquisition experience required
• Experience with MS Office Suite, specifically Outlook, Word, and Excel

• Working directly under the direction of the Right-of-Way Lead or Supervisor.
• Working under tight deadlines using analytical, problem-solving, and negotiation skills.
• Identifying property ownership and determining property valuations.
• Obtaining permission from property owners for various types of surveys.
• Preparing documents necessary for acquisition of property rights.
• Negotiating acquisition of property rights.
• Acquiring the necessary licensing and permits.
• Reviewing progress of projects.
• Relocation Assistance.

EDUCATION:

Graduate of a college or university (Preferred)

ADDITIONAL REQUIREMENTS:

Employees in this position will be required to maintain a valid driver's license and may be required to drive a licensed vehicle. This status may be necessary for the length of time in this position. Employees in this job title may be required to submit to a drug screening test and background check.

UNIQUE PHYSICAL REQUIREMENTS:

Walking over rough and hilly terrain may be required. Work typically involves extensive contact with the public. Work is performed in all types of weather conditions.
