Job summary

Teksky LLC seeks an experienced roofing estimator to review bid opportunities, perform detailed takeoffs, and develop accurate labor and material estimates for commercial low-slope roofing projects. The role supports competitive proposals and a smooth handoff to operations.

The ideal candidate understands drawings, specs, site conditions, labor production, material pricing and project risk, with strong Excel and estimating software skills for TPO, EPDM, PVC and built-up systems.

Qualifications

Responsibilities

• Review plans, specs, addenda and contract documents to define roofing scope.
• Perform detailed quantity takeoffs for commercial low-slope roofing systems.
• Prepare complete estimates for labor, materials, equipment, freight, subs and other costs.
• Price roofing systems such as TPO, EPDM, PVC, modified bitumen and coatings.
• Obtain and compare supplier, subcontractor and equipment quotations.
• Identify scope gaps, exclusions, alternates, schedule constraints and site risks.
• Prepare bid proposals, bid forms, scope letters and exclusions.
• Coordinate with GCs, owners, architects, suppliers and operations.
• Attend pre-bid meetings, site walks and turnover meetings as needed.
• Support handoff to project management with labor assumptions and quantities.
• Maintain estimating files, quotes and cost history.
• Assist with post-bid review, buyout support and change-order pricing.

Job description

This position is responsible for reviewing bid opportunities, performing detailed takeoffs, developing accurate labor and material estimates, preparing competitive proposals, and supporting a profitable handoff to operations.

The ideal candidate has commercial low-slope roofing estimating experience and understands how drawings, specifications, site conditions, labor production, material pricing, equipment, and project risk affect the final bid.

Responsibilities

• Review plans, specifications, addenda, bid instructions, and contract documents to clearly define the roofing scope of work.
• Perform detailed quantity takeoffs for commercial low-slope roofing systems, including insulation, cover boards, membrane, flashing, edge metal, walk pads, drains, curbs, penetrations, expansion joints, and related accessories.
• Prepare complete estimates for labor, materials, equipment, freight, subcontractors, permits, and other job costs.
• Price commercial roofing systems such as TPO, EPDM, PVC, modified bitumen, built-up roofing, coatings, and related restoration or repair work.
• Obtain and compare supplier, manufacturer, subcontractor, and equipment quotations.
• Identify scope gaps, exclusions, alternates, schedule constraints, access limitations, phasing requirements, and site-specific risks.
• Prepare detailed bid proposals, bid forms, scope letters, clarifications, exclusions, and value-engineering options.
• Coordinate with general contractors, owners, architects, manufacturers, suppliers, and operations personnel throughout the bidding process.
• Attend pre-bid meetings, site walks, and project turnover meetings as needed.
• Support the project-management and production teams with a complete estimate handoff, including labor assumptions, material quantities, scope notes, subcontractor coverage, and anticipated job challenges.
• Maintain organized estimating files, quote documentation, bid calendars, and historical cost information.
• Assist with post-bid review, buyout support, change-order pricing, budget updates, and cost-control efforts.

Qualifications

• Experience estimating commercial flat or slope roofing projects is preferred.
• Strong understanding of commercial roofing assemblies, installation methods, flashing details, drainage requirements, insulation systems, and manufacturer requirements.
• Ability to read and interpret construction drawings, roof plans, specifications, details, bid forms, and contract documents.
• Experience performing accurate material and labor takeoffs from plans and specifications.
• Working knowledge of labor production rates, material waste factors, equipment needs, freight, subcontractor costs, and jobsite logistics.
• Proficiency with Microsoft Excel and estimating/takeoff software.
• Strong communication, organization, negotiation, and time-management skills.
• Ability to manage multiple bids and deadlines in a fast-paced commercial construction environment.
• Field roofing, superintendent, or foreman experience is strongly preferred.
