Job summary

Dynamic National Inc. is seeking an experienced Project Development Estimator to support commercial and multifamily construction bidding from concept through completion.

You will prepare accurate estimates, coordinate subcontractor pricing, and guide the preconstruction process. Applicants should have a bachelor’s degree in construction management and 5+ years of estimating experience, with strong knowledge of commercial roofing systems and related software tools.

Qualifications

• Bachelor’s degree in Construction Management or related field preferred.
• 5+ years estimating experience in commercial, multifamily, and/or roofing construction.
• Strong knowledge of commercial roofing systems including TPO, EPDM, PVC, modified bitumen, shingles, tile, metal roofing, coatings, and waterproofing.
• Ability to read and interpret architectural, structural, civil, MEP, and roofing plans.
• Experience conducting field measurements, roof inspections, and condition assessments.
• Proficiency with estimating and project management software such as Bluebeam, Estimating Edge, Dynamics 365, CompanyCam, and Xactimate.

Responsibilities

• Perform in-person site inspections to determine project scope requirements and assess existing conditions
• Review architectural, engineering, structural, and roofing drawings, specifications, and project documents when available
• Prepare detailed quantity takeoffs for labor, materials, equipment, and roofing systems
• Develop cost estimates for commercial and multifamily roofing projects including reroofs, repairs, replacements, and new construction roofing scopes
• Evaluate existing roofing systems and identify deficiencies, moisture intrusion concerns, and replacement requirements
• Solicit, evaluate, and compare subcontractor and supplier bids
• Develop detailed budgets and bid proposals for commercial and multifamily construction projects
• Analyze project risks, scope gaps, constructability concerns, and value engineering opportunities
• Collaborate with project managers, superintendents, architects, engineers, consultants, and ownership teams during preconstruction
• Maintain current pricing data, subcontractor relationships, and vendor partnerships
• Assist with budgeting, procurement planning, and change order pricing throughout the project lifecycle
• Participate in pre-bid meetings, site visits, client presentations, and project walkthroughs as needed
• Ensure all estimates are completed accurately and submitted within required deadlines
• Provide guidance and support to production and service staff as needed
• Strong understanding of insurance restoration estimating, carrier claims processes, supplementing, and scope reconciliation
• Assist in developing scopes of work and proposal clarifications for roofing and exterior envelope systems

This role is responsible for preparing accurate project cost estimates, coordinating subcontractor pricing, and supporting the entire construction and bidding process from concept through completion. Preferred Experience

• Experience estimating ground-up multifamily developments, mixed-use projects, tenant improvements, commercial renovations, and reroofing projects
• Familiarity with conceptual estimating, GMP budgeting, and preconstruction planning
• Knowledge of subcontractor buyout, procurement, and vendor management processes
• Experience working with developers, owners, architects, consultants, and design teams during preconstruction
• Familiarity with manufacturer specifications, warranty requirements, and roofing assembly systems
