About the Role

The Roaming Maintenance Technician provides temporary maintenance coverage for assigned properties during PTO, leaves of absence, vacancies, and other staffing needs. This position plays a critical role in ensuring seamless operations across multiple medical office buildings.

This role requires flexibility to support both daytime and after-hours coverage as assigned.

You will be responsible for:

  • Routine inspections and preventive maintenance
  • Troubleshooting and corrective repairs
  • Safety and regulatory compliance
  • Supporting operational continuity across properties
  • Maintaining clean, safe, and organized building environments
Key Responsibilities
General Maintenance & Repairs

Perform basic facilities maintenance, including but not limited to:

  • Replacement and repair of ceiling tiles, grid systems, door hardware, restroom fixtures, and lighting components
  • General repair of building finishes, walls, floors, doors, and windows
  • Minor electrical repairs involving lighting, ballasts, switches, and receptacles
  • Minor plumbing repairs including toilets, urinals, water heaters, and automatic faucets
Building Systems & Preventive Maintenance

Perform preventive maintenance and corrective repairs on building systems and equipment, including:

  • HVAC systems
  • Plumbing systems
  • Electrical systems
  • Lighting systems
  • Other critical building infrastructure
  • Conduct weekly and monthly generator load transfers
  • Perform fire system impairments for testing, inspections, or construction-related activities
  • Respond to comfort calls and adjust building systems as needed
Inspections, Safety & Compliance
  • Identify, troubleshoot, and resolve mechanical, electrical, and plumbing issues in a timely manner to minimize downtime
  • Conduct routine safety inspections to ensure compliance with all applicable local, state, and federal regulations, including fire safety, building codes, OSHA, and health and safety standards
  • Participate in emergency response procedures and after-hours support as required
  • Perform maintenance on security systems, elevators, and other critical systems to ensure uninterrupted operation
Administrative & Coordination Duties
  • Maintain accurate and detailed records of maintenance activities, inspections, and repairs
  • Communicate regularly with the Direct Supervisor and the supervisors and primary Maintenance Technicians assigned to supported properties to provide status updates, communicate building-specific issues, coordinate work priorities, share operational knowledge, and ensure a smooth transition of responsibilities before, during, and after coverage assginments.
  • Coordinate with external vendors and contractors for specialized or large-scale repairs, ensuring work meets facility standards
  • Order materials, tools, and equipment as needed and retrieve items when required
  • Maintain clean, organized maintenance shops, storage areas, mechanical rooms, vacant spaces, and work areas
Other Responsibilities:
  • Assist with furniture and equipment moves related to renovations, reconfigurations, or tenant needs
  • Document and communicate outstanding maintenance items, ongoing projects, tenant concerns, and follow-up needs to the appropriate Maintenance Technician and Supervisor before concluding each coverage assignment to ensure seamless continuity of service.
  • Participate in periodic facility audits and condition assessments
  • Maintain appropriate inventory levels of maintenance supplies and materials
  • Provide on-call or emergency coverage when assigned
  • Other duties as assigned.
QualificationsWhat We’re Looking For
Required
  • High school diploma or GED (or equivalent experience)
  • Minimum 3 years of facilities maintenance experience
  • Strong working knowledge of HVAC, plumbing, electrical, and general building systems
  • Understanding of OSHA regulations and safe work practices
  • Ability to troubleshoot mechanical, electrical, and plumbing systems independently
  • Strong communication and organizational skills
  • Ability to read and interpret blueprints and technical manuals
  • Proficiency with hand and power tools
  • Ability to lift up to 50 lbs unassisted and perform physical tasks including bending, climbing, and extended standing
  • Reliable transportation and ability to travel between assigned buildings daily
Preferred (But Not Required)
  • Technical training or certifications in HVAC, plumbing, electrical, or building maintenance
  • Seven (7)+ years of facilities maintenance experience
  • Experience in healthcare or medical office environments
  • Trade certifications (HVAC, electrical, plumbing)
  • Knowledge of infection control standards and medical facility compliance
  • Experience with computerized maintenance management systems (CMMS)
Work Environment

This position is performed primarily indoors within medical office buildings, with occasional outdoor work as needed.

You may be exposed to:
  • Mechanical and electrical hazards
  • Cleaning chemicals and solvents
  • Noise from maintenance equipment
  • Varying temperature conditions (mechanical rooms, rooftops, HVAC areas)

Proper personal protective equipment (PPE) is required at all times. Adherence to safety protocols and regulatory standards is mandatory.
