Qualifications

• 15+ years of experience in title research, title abstraction, right-of-way, real estate, paralegal, legal support, survey support, or related field.
• Knowledge of state and federal statutes, regulations, case law, and procedures related to property acquisition and right-of-way.
• Ability to communicate findings clearly, write well, and present documentation professionally.
• Strong organizational skills, sound judgment, discretion, and the ability to work with limited supervision.
• Experience with Maine DOT or similar public infrastructure right-of-way projects is desirable.

Responsibilities

• Research, analyze, and evaluate complex title documents to support title abstraction and ROW project documentation.
• Abstract deeds, easements, plans, title references, and related records to compile ownership and parcel history.
• Identify owners, easement holders, lienholders, tenants, abutters, and parties needing notice or compensation.
• Explain laws, regulations, policies, and record references to support project decisions.
• Prepare title abstracts, ownership summaries, parcel files, and ROW documentation for review by managers and counsel.
• Draft closing and acquisition documents, notices, and other materials to support ROW actions.
• Coordinate with managers, attorneys, clients, agencies, and stakeholders to obtain information and resolve issues.
• Maintain organized title research files and project materials per procedures.
• Attend meetings as needed to provide title research support and documentation.
