Job summary

ProSource Technologies in Mendota, MN seeks a Right of Way Acquisition Agent II to work directly with landowners to obtain easements for assigned projects.

The position is field-based, requiring independent negotiation, review of title abstracts and appraisals, and coordination with clients to secure favorable terms while meeting deadlines.

Ideal candidates have 3–6 years in land acquisition, real estate knowledge, and excellent communication and analytical skills.

Qualifications

• High School Diploma or equivalent; degree preferred in related field.
• 3-6 years of experience in land acquisition, title searches, real estate law, appraisal field or related areas.
• Knowledge of real estate law and property transactions.
• Excellent analytical and research skills.
• Demonstrated ability to manage multiple parcels and deadlines independently.
• Strong attention to detail and accuracy.
• Excellent communication and interpersonal skills.
• Proficiency in Microsoft Office and other relevant software applications.

Responsibilities

• Works independently to acquire rights in full & partial takings, permanent easements, and long-term leases.
• Identify potential sites and establish contact with landowners.
• Study, evaluate, and explain project plans and profile drawings and property plats.
• Prepare requests for title abstracts to determine parties of interest.
• Review property appraisals or comparable sales reports.
• Negotiate property leases and purchases with property owners.
• Analyze zoning and building codes and complete permit applications.
• Review signed agreements prepared for client approval.
• Manages assigned parcels independently and negotiates within defined authority.
• Escalates complex issues appropriately.

Description:

The Acquisition Agent II is responsible for working directly and independently with landowners, businesses, and other viable entities to acquire rights to easement for assigned projects. This role represents independent execution within the mid-level tier of ProSource’s Acquisition Career Framework.

Physical Demands and Work Environment

The Acquisition Agent II will spend a significant amount of time working in the field, using a computer and other standard office equipment. The position will require regular travel to meet with landowners, businesses, or any other viable entities. The job may require sitting or standing for extended periods of time and may involve some light lifting or carrying documents or equipment.
