Job summary

Nexusgtalent in Honolulu, HI seeks a Residential Property Manager to lead a residential portfolio, coordinating with maintenance and accounting teams in the field.

You will own leasing, renewals, budgets, and relationships with owners and tenants, while handling vendor coordination and financial reporting. Travel between properties is required, with responsiveness to inquiries as needed.

Qualifications

• 2+ years in residential property management (support, coordinator, or PM role).
• Willing to obtain Hawaii Real Estate License with company support.
• Knowledge of Hawaii Landlord Tenant Code & Fair Housing laws.
• Experience with AppFolio and MS Office 365.
• Valid driver’s license and ability to travel between properties.

Responsibilities

• Own the portfolio: occupancy, leasing, renewals, inspections, budgets.
• Coordinate maintenance & vendors: walkthroughs, repairs, proposals.
• Manage leasing: show units, screen applicants, move-ins/outs.
• Handle the numbers: invoices, delinquencies, financial reporting.
• Be the point of contact for owners, tenants, and vendors.
• Respond quickly to inquiries and after-hours emergencies.

About the Role

Take the lead on a residential property portfolio - owner relationships, tenant relationships, leasing, and financial performance, all in one role. You'll be in the field, not just at a desk, working closely with our maintenance and accounting teams.

What You'll Do
