Job summary

Rose Associates in New York City is seeking a motivated Residential Property Handyperson to maintain and improve our residential communities. You will perform repairs across plumbing, electrical, HVAC, appliances, and carpentry to keep units safe and comfortable.

The role requires OSHA awareness, EPA 608 certification, and proficiency with Microsoft Office and Yardi. You will coordinate with vendors, assist with apartment turns, and respond to maintenance requests, including on-call duties.

Qualifications

• High School diploma or equivalent and/ or handyman experience preferred.
• Knowledge of safety protocols, building codes, and related machinery/tools required.
• Strong problem-solving skills and attention to detail.
• EPA 608 Universal certification (or ability to obtain) (S12/S13/S95/P99 as applicable).
• Proficient in computer operations, especially Microsoft Office and Yardi software.

Responsibilities

• Perform routine maintenance and repairs on residential units (plumbing, electrical, HVAC, appliances, carpentry).
• Inspect, troubleshoot, and repair HVAC issues; coordinate with vendors for replacements as needed.
• Paint and drywall repairs to maintain a fresh appearance.
• Repair and replace flooring materials for safety and aesthetics.
• Prepare units for apartment turns and maintain the maintenance shop/inventory.
• Conduct regular safety inspections and address hazards promptly.
• Be on-call for maintenance requests outside regular hours.
• Comply with OSHA regulations and workplace safety.
• Move around the building to address issues and meet with tenants, staff, vendors, and visitors.
• Ascend/descend stairs and lift heavy objects (>50 lbs).
