Job summary

Rose Associates Inc. is seeking a highly motivated Residential Property Handyperson to join our team in New York City.

The role involves performing maintenance and repair tasks across residential units, including plumbing, electrical, HVAC and carpentry, with a focus on safety, quality, and tenant satisfaction. The ideal candidate will hold a High School diploma or equivalent, have handyman experience, and possess EPA 608 Universal certification or be able to obtain required certifications.

Qualifications

• High School diploma or equivalent; handyman experience preferred.
• Knowledge of safety protocols, building codes and related tools.
• Strong problem-solving skills and attention to detail.
• EPA 608 Universal certification and other listed certifications or ability to obtain them.
• Proficient in MS Office and Yardi software.
• Work authorization is required.

Responsibilities

• Perform routine maintenance and repairs on residential units, including plumbing, electrical, HVAC, appliance repair, and carpentry tasks.
• Address minor HVAC issues, inspect, troubleshoot, and repair appliances; coordinate with vendors for replacements.
• Paint and drywall repairs to maintain a fresh appearance.
• Repair and replace flooring as needed.
• Prepare units for apartment turns; maintain maintenance shop and inventory.
• Conduct regular safety inspections and address hazards promptly.
• Be available for on-call duties and respond to emergency maintenance requests.
• Comply with safety regulations (OSHA) and be on-site to address building matters with tenants, staff and vendors.
• Navigate stairs and small spaces; lift heavy objects over 50 pounds as needed.
• Exposure to varying environmental conditions.
