Job summary

The Montana Department of Revenue’s Property Assessment Division is seeking a Property Appraiser 1 to perform residential property reviews, inspections, and data research to determine final valuations for property tax purposes. This role supports field appraisals, sales comparisons, and related valuation activities.

Responsibilities

• Conduct property reviews and discoveries to identify appraisal needs and priorities.
• Review tax records, land use, improvements, valuation documents, and other information.
• Identify properties for appraisal review.
• Research and analyze residential property characteristics to estimate impact on property values.
• Analyze and evaluate appraisal information to determine final property value.
• Examine site and improvement data, zoning and legal documentation.
• Compile construction cost data and determine effects on property values.
• Perform field appraisals and site inspections of subject properties.
• Conduct comparable sales to identify valuation factors.
• Collect data for maps, plats, and sketches used in appraisals.
• Determine primary use for appraised properties.
• Document professional assumptions and limiting conditions.
• Determine comparable sales data and adjustments to valuations.
• Estimate the value of site improvements.
