Job summary

On the Spot Home Improvements, Inc. is seeking a Residential Project Manager for additions and renovations in Saddle Brook, NJ.

You will lead remodels from contract to completion, coordinate subcontractors, manage budgets, and ensure on-time delivery with clear homeowner communication. The role requires 3–5+ years of on-site residential PM experience, a deep understanding of construction sequencing, and the ability to juggle multiple projects simultaneously.

Qualifications

• Minimum 3–5+ years of hands-on residential project management experience in North Jersey or surrounding areas.
• Strong understanding of construction methods, sequencing, and on-site problem solving.
• Proven ability to manage multiple projects simultaneously.
• Experience coordinating homeowners and subcontractors and maintaining project budgets.

Responsibilities

• Lead residential remodels from contract to completion, including kitchens, baths, additions, and whole-home renovations.
• Coordinate subcontractors, crews, inspections, and material deliveries to keep projects on schedule.
• Maintain budgets, manage change orders, and ensure on-time project delivery.
• Communicate with homeowners clearly, proactively, and professionally.
• Oversee quality control and final punch lists.
• Utilize project management software to track schedules and costs (training provided).

$90,000 – $150,000 base plus performance bonuses and commissions

• Valid driver’s license; OSHA 10 preferred
• Familiarity with CRM’s, Service Fusion, or similar PM tools is a plus

Physical Requirements

• Walk, stand, and navigate active job sites up to eight hours per day
• Lift, carry, and maneuver materials or equipment up to 50 lbs
