Job summary

Recruit CRM is seeking a Project Manager for premier Bay Area residential design-build projects in San Jose and surrounding sites. You will lead high-end homes and major renovations through preconstruction to completion, ensuring budgets, schedules and client satisfaction are met.

Ideal candidates bring 5+ years of construction PM experience, strong budget and schedule ownership, and the ability to read architectural/engineering drawings, manage subs, and coordinate multi-disciplinary teams.

Qualifications

• Five years of construction project-management experience.
• Bachelor’s degree in construction management, architecture, engineering or a related field preferred.

Responsibilities

• Manage high-end residential projects from preconstruction through closeout.

RESIDENTIAL CONSTRUCTION PROJECT MANAGER

Location: San Jose and Bay Area project sites
Schedule: Full-time, onsite

A premier residential design-build firm is seeking an experienced Project Manager to lead custom-home and major-renovation projects throughout the Bay Area.

The Project Manager will oversee projects from preconstruction through final completion, maintaining responsibility for budgets, schedules, subcontractors, client communication and overall project performance.

RESPONSIBILITIES

• Manage high-end residential projects from preconstruction through closeout
• Develop and maintain project budgets, schedules and execution plans
• Coordinate with homeowners, designers, architects, engineers and field personnel
• Solicit, evaluate and manage subcontractor and vendor proposals
• Prepare and administer contracts, purchase orders and change orders
• Track project costs, commitments, forecasts and billings
• Lead project meetings and communicate progress, risks and decisions
• Review plans and specifications for scope gaps and constructability concerns
• Coordinate procurement and monitor long-lead materials
• Manage RFIs, submittals, selections and project documentation
• Partner with superintendents to address field conditions and scheduling challenges
• Maintain quality, safety and client-service expectations
• Resolve issues proactively and keep stakeholders informed
• Manage punch-list completion, turnover and final project closeout

QUALIFICATIONS

• At least five years of construction project-management experience
• High-end residential, custom-home or luxury-remodeling experience strongly preferred
• Demonstrated ownership of project budgets and schedules
• Strong knowledge of contracts, change orders, procurement and cost forecasting
• Ability to read architectural and engineering drawings
• Experience managing subcontractors and trade partners
• Excellent client-facing communication and presentation skills
• Strong organization, judgment and problem-solving abilities
• Proficiency with construction-management, scheduling and financial software
• Bachelor’s degree in construction management, architecture, engineering or a related field preferred
• Valid driver’s license and ability to visit Bay Area projects

The successful candidate will combine financial discipline, construction knowledge and exceptional client service while managing distinctive residential projects from concept through completion.
