Qualifications

Responsibilities

Project Manager - High-End Residential Construction

About the Opportunity

We are seeking an experienced Project Manager to lead complex, high-end residential design-build projects throughout the San Francisco Bay Area.

This is a highly visible role with ownership of projects from preconstruction and design coordination through construction and final closeout. The Project Manager will serve as the central point of coordination between clients, architects, designers, field leadership, subcontractors, vendors, and internal teams.

The ideal candidate combines strong construction knowledge with excellent financial management and client-facing skills. This person should understand not only how to deliver an exceptional residential project, but how to proactively manage budget, schedule, scope, risk, change orders, and client expectations throughout the process.

Key Responsibilities
  • Take ownership of projects from preconstruction through final completion and closeout
  • Develop, maintain, and manage project budgets, forecasts, and job-cost reporting
  • Monitor committed costs, labor, subcontractor expenses, procurement, and contingency
  • Maintain accurate cost-to-complete forecasts throughout the project
  • Identify financial risks early and implement corrective actions to protect project margin
  • Partner with estimating and field leadership to ensure budgets accurately reflect project scope
  • Track project profitability and provide timely reporting on financial performance
  • Serve as the primary point of contact for homeowners and clients throughout the project
  • Build strong, trusted relationships through proactive and transparent communication
  • Lead client meetings and provide regular updates regarding schedule, budget, scope, and project progress
  • Set realistic expectations and communicate potential challenges before they become larger issues
  • Present solutions and recommendations clearly and professionally
  • Ensure an exceptional client experience from project launch through final handoff
Design & Construction Coordination
  • Coordinate architects, designers, engineers, estimating, procurement, field leadership, subcontractors, and vendors
  • Review architectural and engineering drawings and identify potential conflicts or constructability concerns
  • Drive timely resolution of RFIs, submittals, design clarifications, and field questions
  • Ensure information and decisions reach field teams before they impact construction
  • Participate in preconstruction planning and constructability reviews
  • Coordinate material selections, procurement, and long-lead items with the appropriate teams
Change Management
  • Own the change-management process throughout the project lifecycle
  • Identify changes in scope and evaluate their financial and scheduling impact
  • Develop accurate change-order pricing and documentation
  • Present change orders clearly to clients and secure appropriate approvals
  • Maintain organized records of project changes and client decisions
  • Minimize scope creep and unapproved work
  • Ensure change management protects both the client relationship and project profitability
Schedule & Project Execution
  • Develop and maintain project schedules in partnership with field leadership
  • Establish milestones and monitor progress against project objectives
  • Anticipate scheduling conflicts, procurement issues, design delays, and other potential risks
  • Develop recovery plans when projects move off schedule
  • Lead project coordination meetings and ensure accountability for action items
  • Remove barriers preventing field teams from progressing
  • Maintain strong communication between office and field teams
  • Drive projects through punch list, closeout, documentation, and final client handoff

A successful Project Manager will consistently deliver projects where:

  • Target gross profit is achieved or exceeded
  • Costs, commitments, and contingency are carefully controlled

  • Project risks are identified early rather than after they become problems

  • Projects conclude with an organized punch list, closeout, and client handoff
Qualifications
  • 5+ years of construction project management or direct project supervision experience
  • High-end custom residential construction experience strongly preferred
  • Experience managing projects within the San Francisco Bay Area highly preferred
  • Strong understanding of residential construction methods, sequencing, and building codes
  • Ability to interpret architectural, structural, and engineering drawings
  • Demonstrated experience managing project budgets, forecasting, job costs, and change orders
  • Strong understanding of construction schedules and project planning
  • Experience coordinating architects, designers, engineers, subcontractors, vendors, and field teams
  • Exceptional client-facing and relationship-management skills
  • Strong written and verbal communication
  • Highly organized with the ability to manage multiple priorities and deadlines
  • Comfortable making decisions and taking ownership of project outcomes
  • Proficiency with Microsoft Office
  • Experience with Buildertrend, PlanGrid, Bluebeam, or similar construction-management technology preferred
  • Bachelor's degree in Construction Management, Architecture, Engineering, or a related field preferred; equivalent relevant construction experience will also be considered
