Job summary

Bmocinc in Madison, Wisconsin is seeking an organized Residential Portfolio Manager to oversee a portfolio of residential properties. This full-time, on-site role involves coordinating leasing, maintenance, vendors, residents, and property owners, with a focus on resident experience and timely execution.

The successful candidate will manage daily operations, ensure leases and records are accurate, plan property turns, inspect units, and communicate clearly with stakeholders.

Qualifications

  • Property management or residential operations experience.
  • Experience with student housing or high-turnover residential operations preferred.
  • Ability to manage competing priorities and meet deadlines.
  • Strong organization, documentation, communication, and problem-solving skills.
  • Ability to coordinate vendors and team members and hold responsibilities accountable through completion.
  • Ability to handle resident concerns calmly and professionally.
  • Experience with Entrata or another property-management platform preferred.
  • Proficiency with Microsoft Office.
  • Valid driver’s license and reliable transportation.
  • Wisconsin real estate license preferred or willingness to obtain one if required.

Responsibilities

  • Manage daily operations for an assigned residential portfolio.
  • Coordinate leasing, renewals, room and unit assignments, transfers, and move-ins.
  • Ensure leases, rent charges, concessions, deposits, and resident records are accurate.
  • Plan and oversee property turns and move-in readiness.
  • Inspect units and common areas and proactively identify property needs.
  • Coordinate maintenance personnel and outside vendors, tracking work through completion.
  • Maintain effective key, access-control, and security procedures.
  • Respond promptly and professionally to resident concerns.
  • Communicate with residents, parents, owners, vendors, and internal departments.
  • Monitor occupancy, delinquency, leasing activity, expenses, and property performance.
  • Maintain accurate documentation in the property-management system.
  • Escalate risks, delays, and resource constraints before they affect residents or operations.
  • Participate in occasional evening or weekend responsibilities during peak periods and emergencies.

Schedule: Full-time, primarily on-site, with local travel

Salary: $50,000–$60,000 annually, based on experience

A Madison-based property management company is seeking an organized, responsive, and highly accountable Residential Portfolio Manager to oversee a portfolio of residential properties.

This Property Manager role requires strong operational judgment, disciplined follow-through, and the ability to coordinate leasing, maintenance, vendors, residents, and property owners. The successful candidate takes ownership of the entire property and resident experience, escalates problems before they become failures, and follows commitments through completion.

Key Responsibilities
  • Manage daily operations for an assigned residential portfolio.
  • Coordinate leasing, renewals, room and unit assignments, transfers, and move-ins.

  • Ability to coordinate vendors and team members and hold responsibilities accountable through completion.
  • Ability to handle resident concerns and difficult situations calmly and professionally.
  • Experience with Entrata or another property-management platform preferred.
  • Proficiency with Microsoft Office.
  • Valid driver’s license and reliable transportation.
  • Wisconsin real estate license preferred or willingness to obtain one if required.
What Success Looks Like
  • Properties and units are ready before residents arrive.
  • Lease records accurately reflect room assignments, occupancy, and financial terms.
  • Keys and access credentials are secure, documented, and tested.
  • Maintenance and vendor issues are escalated and resolved promptly.
  • Residents receive clear instructions and consistent communication.
  • Commitments are documented, tracked, and completed.
  • Leadership is informed of risks before they become operational failures.
Compensation and Benefits
  • Annual salary of $50,000–$60,000, based on experience
