Job summary

Reserves at Tidewater in Norfolk seeks a Maintenance Technician to perform routine maintenance, repairs, and preventative tasks for residential units and common areas. You will support safe, efficient property operations by addressing service requests and upkeep of building systems.

The role requires basic knowledge of plumbing, electrical, and carpentry, 1–3 years of maintenance experience, a valid driver's license, and the ability to lift up to 50 pounds.

Qualifications

• High school diploma or equivalent.
• 1–3 years of maintenance or facilities experience preferred.
• Basic knowledge of plumbing, electrical, carpentry, and general repairs.
• Valid driver’s license and reliable transportation.
• Ability to lift up to 50 pounds.

Responsibilities

• Complete routine maintenance and repair work orders in a timely and professional manner.
• Perform work order repairs involving plumbing, electrical, carpentry, appliances, and building systems.
• Assist with unit turns, including inspections, repairs, and readiness for occupancy.
• Respond to emergency maintenance issues and participate in on-call rotations as required.
• Identify and report maintenance issues, safety concerns, and potential system failures.
• Accurately document completed work and inspection findings in the maintenance management system.
• Complete assigned PM tasks in accordance with established schedules and procedures.
• Follow all safety policies, procedures, and use required personal protective equipment (PPE).
• Assist in maintaining compliance with life-safety standards, building codes, and company policies.
