The role oversees daily repairs, vacancy prep, and service requests, while supervising staff and ensuring safety and quality across buildings and grounds. Requirements include a high school diploma or equivalent, 4+ years in maintenance leadership, a valid driver's license, and English proficiency.

Qualifications

• Education: High school diploma or equivalent; trade/technical school or related courses preferred.
• Experience: Minimum four (4+) years as Maintenance Supervisor, Superintendent, or Technician II.
• Experience: Managing maintenance operations in apartment communities.
• License: Valid Driver's License required.
• Certifications: CAMT and CPO may be required within six months.
• Proficiency: Proficient in English for communication and records.

Responsibilities

• Oversee daily repair and upkeep of the property.
• Manage preparation of vacant units for occupancy within deadlines.
• Manage service requests and response times to meet deadlines.
• Assist in maintaining curb appeal and general cleanliness of buildings and grounds.
• Interview, screen, and recommend candidates for maintenance/grounds positions.
• Execute training of maintenance or grounds personnel.
• Manage scheduling and supervision of all in-house and vendor work.
• Maintain supply and tool inventory; oversee ordering and delivery of supplies/equipment.
• Assist in disciplinary or promotional recommendations for maintenance/grounds staff.
• Ensure OSHA standards are met and maintain a safe work environment.
• Maintain logs and records; report unusual circumstances.
• Uphold exceptional customer service and seek opportunities for personal growth.
