Job summary

Van Metre is seeking a Service Manager to oversee on-site maintenance at West Pointe Apartments in Burlington, NC. The role reports to the Property Manager and Director of Facilities and includes managing one Maintenance Technician and day-to-day maintenance operations of a 100-unit residential community.

Responsibilities span supervising staff, coordinating with contractors, maintaining budgets, and ensuring compliance with safety standards and state/federal programs.

Qualifications

• 3+ years' of maintenance experience or valid training.
• Prior supervisory experience preferred.
• EPA Certification required.
• CPO Certification required.
• Strong understanding of appliance, electrical and plumbing repair.
• Basic knowledge of HVAC and electrical circuitry.
• Current on OSHA, building and safety standards.
• Provide own basic tools and be knowledgeable and skilled in the safe use and maintenance of tools.

Responsibilities

• Manage maintenance team members.
• Electrical, plumbing, carpentry, appliance repair and painting.
• Organize and manage programs required by State and Federal Jurisdictions.
• Meet with and direct contractors as needed.
• Work closely with the Property Manager to ensure property standards are met.
• Manage the facility side of the budget.
• Repair and treat structures and exteriors as needed.
• Coordinate make-ready for vacant units and schedule vendors.
