Job summary

Gates Hudson & Associates seeks a Maintenance Supervisor to oversee the upkeep, safety, and operations of a residential community. You will lead the maintenance team, implement preventive maintenance, and ensure regulatory compliance to protect long-term property value.

The role requires hands-on leadership, a safety-first mindset, and the ability to drive results through others by coordinating with the Property Manager and scheduling on-call coverage.

Qualifications

• High school diploma or GED.
• 3–5 years of maintenance experience in residential property management.
• 1–3 years of supervisory experience.
• CFC Type II or Universal certification.
• Strong knowledge of safety and regulatory requirements.

Responsibilities

• Lead maintenance staff, recruit, train, and schedule.
• Oversee service requests, repairs, unit turns, and preventative maintenance.
• Enforce OSHA/EPA/ADA/Fair Housing compliance; conduct safety meetings.
• Maintain logs, manuals, and reporting calendars; manage inventory and tools.
• Oversee vendor performance and assist with capital improvement projects.
