- Review applications, prepare new leases, facilitate execution, and schedule resident move-ins.
- Administer renewals from preparation through execution and delivery, tracking follow-up, lease expirations, and required notice deadlines.
- Negotiate renewals, lease breaks, early terminations, roommate changes, and other lease events consistent with company procedures and property objectives.
- Verify that leases, renewals, riders, and supporting documents are complete, reflect approved terms, and include required signatures; file them in Yardi.
- Coordinate lease-related checks and payment documentation with Accounting.
- Respond to routine lease and renewal inquiries.
- Maintain reports on leasing activity, occupancy, expirations, renewal status, and outstanding documents; flag discrepancies and upcoming deadlines.
- Prepare lease amendments and renewal revisions using approved templates and management-authorized terms; obtain required approvals before issuance.
- Track renters’ insurance documents and follow up on missing or expired coverage under lease requirements and company procedures.
- Coordinate move-in and move-out inspections with Property Management, communicate scheduling and documentation requirements, and update resident and unit records. Work with rental partners and Property Management to identify readiness issues and track outstanding work to completion before occupancy.
- Responsibilities may expand in the future to include showing and directly leasing select residential units within the portfolio as part of in-house leasing operations.
