Job summary

Soaring Towers in Buffalo, NY is seeking a Director of Land Acquisition & Development to lead identification, evaluation, and securing raw land for residential communities. You will oversee entitlement, permitting, horizontal development, and coordination to ensure projects hit schedule and budget while meeting regulatory requirements.

Reporting to the President and CEO, you will manage cross-functional teams, work with municipalities and consultants, and drive development from land procurement

Qualifications

• Bachelor's degree preferred in a related field.
• 7–10 years of residential land development experience.
• Strong knowledge of entitlement, permitting, site development, and municipal regulations.
• Experience managing horizontal development projects from raw land through final acceptance by the municipality.
• Proven ability to manage consultants, contractors, municipalities, and cross-functional teams.

Responsibilities

• Identify and evaluate raw land opportunities for residential community development.
• Lead entitlement process including rezoning, annexation, subdivision approvals, and site plan approvals.
• Oversee horizontal development activities including grading, utilities, stormwater systems, roads, and site infrastructure.
• Prepare development budgets, proformas, and cash flow projections.
• Provide regular project updates to executive leadership regarding timelines and development status.
