Job summary

Southern Land Company in Fort Worth, TX is seeking a full-time Service Manager to oversee building maintenance and resident services at Deco, a 27-story high-rise.

You will lead a maintenance team, manage preventative maintenance, safety, and budgets, and coordinate with vendors to ensure top-tier service for 302 residences.

This role requires HVAC, plumbing, OSHA knowledge, and strong leadership; EPA certification preferred.

Qualifications

• High School diploma or equivalent.
• 5+ years practical maintenance experience.
• EPA certification for A/C units and pool operations.
• Valid Driver’s license.
• Experience managing a service team.
• OSHA requirements knowledge.

Responsibilities

• Maintain resident request system and records for work orders and preventive maintenance.
• Monitor community conditions and correct unsafe conditions; install locks and safety devices.
• Diagnose and repair HVAC, electrical, plumbing, and related systems.
• Operate within budgeted guidelines and support capital expenditures.
• Assist in hiring staff and evaluating performance.
• Prepare annual operating and capital expenditure budgets.
• Enforce safety policies and OSHA regulations; stay current on building codes.
• Maintain 24-hour emergency coverage and on-call rotation.
• Supervise maintenance staff, vendors, and contractors.
