The role focuses on maintaining cleanliness, safety, and curb appeal to boost resident satisfaction and community pride. You will perform daily duties across common areas, grounds, waste management, and turnover support, with emphasis on safety and resident relations, delivering hands-on experience in property operations.

Qualifications

• Education: High school diploma or GED equivalent required.
• Experience: Prior porter/maintenance experience in residential property management or related fields.
• Resident Service Mindset: Personable and customer-service-driven with strong communication.
• Technical Skills: Basic computer literacy to access apps and log tasks.
• Efficiency & Autonomy: Detail-oriented and able to work with minimal supervision.
• Safety Awareness: Basic knowledge of cleaning chemicals and safety practices.

Responsibilities

• Community Curb Appeal & Grounds: Perform daily morning and afternoon walkthroughs to remove litter, trash, and debris from walkways, parking lots, courtyards, pet areas, and landscaping.
• Amenity & Common Area Care: Clean shared spaces including the leasing office, clubhouse, lounges, fitness center, laundry, pool deck, elevators, and restrooms.
• Waste & Trash Chute Management: Keep trash chute rooms, compactors, dumpsters clean and handle bulky items during move-outs.
• Apartment Turnover Support: Prep vacant units by removing items, hauling trash, light cleaning, and replacing bulbs or filters.
• Floor & Surface Upkeep: Sweep, mop, power-wash, vacuum common areas; dust fixtures and furniture.
• Safety & Hazard Reporting: Inspect for safety issues and report to management.
• Resident Relations: Provide customer service to residents, prospects, and vendors.
• General Upkeep: Assist with seasonal tasks and other duties as assigned.
