Job summary

AMH is seeking a Resident Maintenance Specialist to oversee a portfolio of tenant maintenance requests, balancing cost control with resident service and asset preservation.

You will collaborate with supervisors, vendors, and schedulers to ensure timely resolution, approve bids, and diagnose issues with cost-aware solutions. Weekend/evening flexibility may be required to support property operations.

Qualifications

• High School Diploma or GED required.
• Minimum 1 year in construction/maintenance, property management or scheduling preferred.
• Basic understanding of single-family home systems (appliances, HVAC).
• Bilingual English/Spanish preferred (spoken and written).
• Proficient in Microsoft Office and general PC skills.
• Experience with Customer Service software, CRM and VOIP systems.

Responsibilities

• Oversee maintenance work for a portfolio, ensuring progress from start to finish.
• Assist in managing Capital Improvement Projects and vendors.
• Collaborate with supervisors and schedulers to meet service metrics.
• Receive, review and document maintenance requests; assign work orders.
• Approve vendor bids and manage change orders; advise on pricing and vendor usage.
• Diagnose problems and determine cost-effective solutions.
• Dispatch clear instructions to vendors for resolution.
