Job summary

American Homes 4 Rent, L.P. seeks a Resident Maintenance Specialist to oversee tenant maintenance requests across our single-family rental properties, ensuring timely, cost-effective solutions that protect assets and resident comfort.

Candidates need at least one year in construction/maintenance or property management; bilingual English/Spanish preferred. Proficiency in Microsoft Office, CRM software, InContact, Balto, and VOIP systems is expected; weekend/evening availability may be required.

Qualifications

• High School Diploma or GED required.
• At least 1 year in construction/maintenance or property management preferred.
• Basic understanding of single-family home systems (appliances, HVAC).
• Weekend/evening availability may be required.
• Spanish language preferred.

Responsibilities

• Oversee maintenance work from initiation to completion.
• Assist in managing Capital Improvement Projects and vendors.
• Coordinate with Supervisor of Market Maintenance and other schedulers to meet service metrics.
• Review and document maintenance requests in company systems.
• Approve vendor bids and manage change orders.
• Diagnose maintenance problems and determine solutions.
• Determine cost of proposed solutions using company guidelines.
• Dispatch instructions to vendors for resolution.
