AWI Management Corp. in Richgrove, CA is seeking a dedicated Property Manager to oversee a 35-unit community. You will manage day-to-day operations, screen applicants, prepare leases, and enforce policies while maintaining high resident satisfaction.

This full-time role requires strong organization and reliability, with experience in affordable housing programs. Housing on-site is not required; standard schedule is Monday–Friday, 40 hours per week.

Responsibilities

• Managing all aspects of the assigned property's daily operations
• Processing applications, screening applicants, and verifying landlord references
• Preparing leases, house rules, and required documentation
• Managing tenant certifications and re-certifications
• Conducting move-ins and move-outs
• Collecting rent and security deposits
• Enforcing lease agreements and community policies
• Coordinating maintenance and ensuring property standards are met
• Maintaining strong curb appeal and property presentation
• Marketing and advertising vacant units to attract qualified residents
• Responding appropriately to emergency situations
• Following company policies and procedures
