Job summary

Gorman & Company in Racine, WI is seeking a Maintenance Technician to perform daily repairs across plumbing, electrical, HVAC systems, and appliances, while maintaining the property exterior and common areas. You will conduct regular property walks, assist with making-ready units, and respond to urgent maintenance requests to keep residents safe and comfortable.

The role requires at least two years in property maintenance, familiarity with HVAC and plumbing, and a valid driver's license.

Qualifications

• Minimum of two years of previous experience in property management maintenance, building maintenance, or related trade.
• Working knowledge of plumbing, electrical, HVAC, and appliance repair.
• Valid driver’s license and ability to meet insurability requirements.
• Strong customer service skills with a resident-first mindset.
• High school diploma or equivalent required.
• HVAC-EPA (Type II), or EPA Universal preferred.

Responsibilities

• Complete daily maintenance and repairs for plumbing, electrical, HVAC, and appliances.
• Maintain exterior of the property and pool areas along with tackling seasonal prep such as fall cleanup.
• Perform daily property walks to keep everything clean, safe, and looking sharp.
• Respond promptly to routine and emergency maintenance requests when assigned.
• Prepare vacant apartments for new residents using make-ready checklists.
• Inspect buildings and grounds to maintain safety, cleanliness, and curb appeal.
• Maintain common areas, exterior spaces, and grounds.
• Communicate with vendors and contractors.
