Job summary

Dominium is seeking a Community Manager for Anchor at Gulf Harbors, a 388-unit apartment community in New Port Richey, FL, with operations at Regency Palms in Port Richey until opening. The role oversees day-to-day property operations, occupancy, resident relations, and ensures compliant, well-maintained communities.

Responsibilities include supervising staff, coordinating with Human Resources, managing budgets and vendors, handling move-ins/outs, rent collection, and enforcing company policies

Qualifications

• Two-year degree or equivalent required; ARM/COS/RAM or similar designation preferred.
• Three years of multifamily property management experience required; tax credit experience preferred.
• Accounting and administrative background preferred.
• Proficient in MS Office Suite; Yardi experience preferred.
• Strong verbal and written communication skills (English); second language a plus.
• Reliable with excellent time management and organizational skills.

Responsibilities

• Maximize occupancy, collections, appearance, resident retention, and compliance.
• Maintain visibility and rapport with residents; ensure day-to-day property operations.
• Supervise staff; conduct training and performance reviews; manage hiring/terminations.
• Communicate with residents to establish retention programs and resolve issues.
• Oversee budgeting, purchasing procedures, and adherence to accounting directives.
• Process move-ins/move-outs; review move-out charges and inspect units.
• Review leases; coordinate with Marketing; respond to internet leads and traffic reports.
• Ensure maintenance requests are promptly handled; inspect property regularly and manage work orders.
