Job summary

NYCHA seeks a Resident Building Superintendent to supervise operation and maintenance of public housing properties in NYC. You will lead skilled trades, coordinate major repair programs, and ensure safety and code compliance across buildings and grounds.

  • Four-year high school diploma or equivalent plus five years supervisory experience in large tenanted buildings.
  • At least three years in responsible charge of seven maintenance and operations staff; higher education may substitute for up to two years.

  • Schedule and supervise cleaning and policing of public spaces in Housing Authority buildings and grounds.
  • Oversee maintenance of facility services including water, gas, electricity, heat and waste disposal.
  • Supervise maintenance of structures and mechanical equipment, including elevators.
  • Inspect work of maintenance contractors, including backflow testing and repair.
  • Coordinate with multiple trades for routine and emergency work (roofing, plumbing, electrical, etc.).
  • Monitor work orders in Maximo and the TRD portal; deploy staff accordingly.

Job description

Under general direction, supervise the operation and maintenance of properties of the Housing Authority or in the Authority's central office; supervise skilled and semi-skilled employees in major repair programs; implement established procedures; establish work schedules; develop job instructions to maintain and/or improve agency standards. May utilize computers. Perform related work.

Examples of typical tasks include the following:

  • 1. Schedule and supervise the care, cleaning and policing of all public spaces within Housing Authority buildings and grounds.
  • 2. Supervise the maintenance of facility services, including water, gas, electricity, heat, hot water, and waste disposal.
  • 3. Supervise the maintenance of structures and mechanical equipment, including elevators and appurtenances thereto.
  • 4. Inspect work of maintenance contractors with regards to Backflow Preventor Device Testing and Repair Program.
  • 5. Supervise the repair and adjustment of structures and equipment.
  • 6. Supervise the maintenance of roof tanks, standpipe systems, hoses for standpipe systems, sprinkler systems, and auxiliary equipment thereto.
  • 7. Train and instruct maintenance employees.
  • 8. Supervise the care of landscaped areas.
  • 9. Take action in response to requests for necessary repairs and adjustments to structures and equipment.
  • 10. Keep records and accounts of equipment and supplies and prepare appropriate reports.
  • 11. Work with vendors which would include onsite inspections of vendor work, field site inspections prior to performing requested work, meet with various stakeholders to assess site plans.
  • 12. Work with a wide variety of skilled trades personnel which would include roofing, masonry, carpentry, electrical, grounds, fire safety systems (fire alarms, standpipes, underground systems, roof tanks, range hood suppression), building service and maintenance work, heating/hot water systems and plumbing
  • 13. Coordinate with multiple trades to accomplish both routine and emergency work related to roofing, masonry, carpentry, electrical, grounds, fire safety, building service and maintenance work, heating/hot water systems and plumbing.
  • 14. Serve as liaison with Borough and Property Staff and other NYCHA Departments, i.e., (Elevator Services & Repair Department and Heating Management Services Department).
  • 15. Monitor Work order in Maximo and TRD portal and deploying staff to address issues/concerns.
  • 16. Ordering of material and equipment for requested work and upkeeping inventory.

Minimum Qualifications

1. A four year high school diploma or its educational equivalent, plus five years of supervisory experience in the operation, repair and maintenance of large tenanted buildings, three years of which must have been in responsible charge of properties having not less than seven maintenance and operations employees. Higher education may be substituted for up to two years of this experience on the basis of 30 semester credits from an accredited college for each year of experience. However, all candidates must have at least three years of experience in responsible charge of properties having not less than seven maintenance and operations employees.

Preferred Skills
  • 1. Basic plumbing and mechanical background.
  • 2. Basic understanding of what a backflow device is and its purpose.
  • 3. Intermediate to advanced knowledge and experience using Maximo.
  • 4. Be able to review statements of services and issue receipts within the Oracle system.
  • 5. Good communications skills.
  • 6. Good working knowledge of MS Excel.
  • 7. Thorough knowledge of Borough and Property Management operations.
  • 8. Experience working with vendors.
  • 9. Comfortable working with various levels of management at NYCHA to include senior level executives.
  • 10. Good administrative skills.
