Job summary

CLOUD COUNTY COMMUNITY COLLEGE is seeking a Residence Life Utility Worker to maintain campus residences, ensuring safety, functionality, and a welcoming environment for students. The role reports to the Residence Life Maintenance Supervisor and is a full-time, non-exempt, at-will position with KPERS benefits.

Responsibilities include exterior and interior maintenance, grounds upkeep, plumbing and electrical work, carpentry, custodial tasks, and operating campus maintenance equipment.

Qualifications

  • Experience with maintenance, repair, and replacement of plumbing fixtures, electrical equipment, and wiring.
  • Able to work with minimal supervision and exercise independent judgment.
  • Valid Kansas driver’s license required.

Responsibilities

  • Perform exterior maintenance, repair, and replacement services to the campus residences.
  • Maintain campus residence grounds including mowing, raking, tree and shrub trimming, planting, watering, and snow/ice removal.
  • Install and remove holiday lighting.
  • Perform interior maintenance including plumbing and electrical fixtures, water heaters, and carpentry, walls, ceilings, and doors.
  • Carry out custodial duties: sweeping, mopping, windows, vacuuming, trash removal.
  • Operate equipment used in maintenance (mowers, tractors, trimmers, drills etc.).
  • Interact cordially with coworkers and work with diverse populations.
  • Perform other duties as assigned.

Position Title: Residence Life Utility Worker

Reports To: Residence Life Maintenance Supervisor

Type of Contract: Full-time, non-exempt, support staff, employment-at-will, KPERS covered, full benefits

Length of Contract: 2080 hours 12 months (overtime may be required)

Date of Position Description: March 2023

The administration retains the right to change duties at any time.

General Narrative Description Of The Position

The holder of this position will be responsible for performing duties related to the maintenance of the campus residences as assigned by the Residence Life Maintenance Supervisor thus making the campus residences safe, attractive, efficient, and functional for students.

This person may be required to work in areas not related to the campus residences also.

Persons holding this position must have experience with the maintenance, repair, and replacement of plumbing fixtures, electrical equipment and wiring, concrete flatwork, carpeting, linoleum, basic carpentry, and exterior grounds in all college facilities and all college premises.

The person must be capable of working with minimal supervision and must possess the ability to exercise independent judgment.

A high school diploma or equivalent is preferred but not required.

A valid Kansas drivers license is required.

General Essential Job Functions

The holder of this position shall demonstrate the ability and willingness to:

  • Work without constant, immediate supervision;
  • Operate power equipment and vehicles in a safe and acceptable manner;

  • Assist in maintaining an inventory of supplies;
  • Inspect campus residences at the end of each semester or at such time as a student moves out of an apartment;
  • Take all precautions necessary to ensure safety on college premises;
  • Assist with holiday decoration on college premises;
  • Take steps needed to enhance the appearance of the buildings and grounds;
  • Accept a flexible work schedule (overtime may be required);
  • Complete in a satisfactory manner training programs as prescribed by the supervisor;
  • Be able to recognize work that needs to be done and take the initiative to complete the work;
  • Regular attendance and/or physical presence at the job is required;
  • Be able to maintain a courteous and pleasant attitude and be a loyal team worker; and
  • Meet the physical requirements of the position as set forth on the attached sheet.
Specific Job Functions

The person holding this position shall perform the following job Functions:

  • Perform exterior maintenance, repair, and replacement services to the campus residences including, but not limited to, windows, doors, screens, shingles, bricks, siding, foundations, concrete walkways, steps, porches, and benches;
  • Maintain the campus residence grounds including mowing, raking, tree and shrub trimming, planting, watering, fertilizing, and the removing of snow and ice from the steps and walkways;
  • Install and remove holiday lighting;
  • Perform interior maintenance, repair, and replacement services to the campus residences, including but not limited to plumbing and electrical fixtures, water heaters, kitchen appliances, heating units and thermostats, carpeting and linoleum, doors and entryways, walls, ceilings, and locks;
  • Perform custodial duties in the campus residences including but limited to sweeping, mopping, washing windows, vacuuming, removing trash, wiping walls, and other custodial duties as assigned by supervisor.
  • Operate various types of equipment used in the maintenance of grounds and buildings such as power mowers, tractors, trimmers, edgers, vehicles, saws, drills, and other similar equipment as prescribed and assigned by the supervisor;
  • Interact cordially with coworkers;
  • Be able to work with diverse populations; and
  • Perform other duties as assigned.
