Job summary

The Management Trust in Sacramento, CA is seeking a Reserve Analyst to prepare comprehensive reserve study reports for HOAs and Condos. The role emphasizes independent judgment, data-driven forecasting, and collaboration with the centralized Reserve Team to support accurate long-range budgeting.

You will conduct site observations, analyze capital needs, develop 30-year funding plans, and present findings to HOA boards. Strong financial acumen and training capabilities are essential.

Qualifications

  • Two years minimum experience in reserve studies.
  • Strong foundation in accounting and related analysis, project management, and sales.
  • Comfortable with client communications including boards and managers.
  • Solid knowledge of Microsoft Excel, Outlook and Word; intermediate skills a plus.
  • Ability to meet deadlines and address time-sensitive issues.
  • Professional and respectful demeanor with internal and external customers.

Responsibilities

  • Develop meaningful relationships with internal and external clients – including leadership and boards.
  • Provide training for Reserve Specialists or other team members on best practices.
  • Understand each community's history and needs when preparing reserve studies.
  • Research historical data on capital expenses and current deficiencies.
  • Review reserve fund balances and forecast future contributions.
  • Independently conduct site inspections and inventory assets; record condition.
  • Estimate costs of maintenance, repair, and replacement of assets.
  • Create a 30-year funding plan and present to the Board.
  • Lead training sessions for Community Association Managers on reserve processes.
  • Support management teams and boards; handle special projects as assigned.
