Henderson Properties, Inc. in Charlotte, NC is seeking a full-time Rental Property Manager to oversee the Owner portfolio across Charlotte and Gastonia.

You will maximize asset investment potential, manage leases, and coordinate with maintenance, leasing, and accounting to ensure optimal cash flow and client satisfaction. The role requires strong attention to detail, reliable execution, and excellent communication with Owners.

Qualifications

• Bachelor’s degree required or equivalent education and experience.
• Experience managing real estate assets or rental portfolios preferred.
• Strong interpersonal and communication skills for Owner relationships.

Responsibilities

• Provide advice and recommendations to Owner for property improvements.
• Monitor market conditions and set rental rates for vacant properties.
• Develop and implement marketing plans to maximize asset cash flow.
• Advise Owner on financial viability of properties and contract performance.
• Monitor and ensure performance of management and lease contracts.
• Regularly update Owner on significant property events.
• Review monthly cash flow statements and disbursements for accuracy.
• Correspond with Owner via email/phone and log communications.
• Review invoices for accuracy and approve payments.
• Maintain trust account funds per NC/SC guidelines.
• Complete property inspections and coordinate make-ready processes.
• Coordinate with Maintenance to complete tasks on vacant properties.
• Coordinate with Leasing to secure new tenants and negotiate rents.
• Other duties may be assigned.

GENERAL DESCRIPTION

This is a full time position in which the person will be responsible for managing the real estate assets of our Owner clients maximizing the investment potential for the assets. The Rental Property Manager will act on behalf of the Owner in order to fulfill the terms of the management agreement. Area of service includes Charlotte and Gastonia.

PRIMARY RESPONSIBILITIES/DUTIES

Specific duties include:

• Provide advice and make recommendations to Owner for improvements to the properties in their portfolio.
• Monitor market conditions and set appropriate rental rates for vacant properties.
• Develop and implement marketing plans to maximize cash flow of the asset.
• Advise and submit recommendations to Owner regarding all aspects of financial viability of their property.
• Monitor and ensure performance of management contracts and lease contracts.
• Communicate with the Owner on a regular basis to update the Owner of significant events regarding their properties.
• Review monthly cash flow statements/disbursements for accuracy.
• Review and respond to emails and telephone calls on a regular basis throughout the day and log correspondence in the computer system.
• Review invoices for accuracy and approve for payment.
• Maintain appropriate trust account funds for all properties according to NC & SC Trust Account guidelines.
• Complete property inspections: move-outs, new property, Section 8, etc. in accordance with management contract.
• Coordinate with Maintenance Division to ensure timely completion of make-ready process on vacant properties.
• Coordinate with Leasing Department in securing new tenants and negotiating rents.
• Other duties may be assigned.
