Job summary

Hunt Military Communities in Alpharetta, GA is seeking a Rent Recovery Manager to lead a team of specialists and directly manage delinquent accounts. This on-site role blends leadership with hands-on collections to drive timely recovery and actionable reporting.

You will oversee performance, develop staff, and ensure compliance with company policies and applicable regulations while collaborating with Revenue Management and site teams. A 1–3 year leadership/collections background is preferred.

Qualifications

• High School Diploma or GED required.
• Education in property management preferred.
• 1–3 years of leadership or supervisory experience in collections or property management.
• 1–3 years handling delinquent accounts and payment arrangements.
• 1–3 years producing collections, delinquency, or performance reporting.
• 1–3 years in Military Housing or Property Management preferred.
• 1–3 years with Yardi or other property management systems preferred.

Responsibilities

• Supervise and develop Rent Recovery Specialists to drive performance.
• Monitor workflow, calls, and portfolio management to meet productivity and recovery goals.
• Provide training, feedback, and ongoing coaching to improve collection effectiveness.
• Own QA and compliance of collection activity with company standards and regulations.
• Balance direct account ownership with team leadership per portfolio scope.
• Manage an assigned portfolio of past resident accounts aged 1+ to 90 days with daily calls.
• Negotiate payment arrangements, settlements, and resolutions within guidelines.
• Escalation point for complex/high-risk accounts and sensitive resident matters.
• Ensure accounts progress toward resolution, including write-offs and third‑party placement when appropriate.
• Follow approval authority for settlements, discounts, write-offs, and vendor placements.
• Apply company policies on payment plans, settlements, write-offs, vendor placements, and regulatory compliance.
• Analyze portfolio and team performance, identify trends and risks, adjust strategies.
• Prepare and deliver reporting on delinquency, late fees, collections, and recovery.
• Maintain audit-ready documentation of all activity in systems.
• Collaborate with Revenue Management, Operations, Site Teams, and Accounting.
• Identify opportunities to improve processes, tools, and reporting.
• Represent the company professionally at all times.
