With numerous residential renovation and redevelopment projects across the country, we offer an opportunity to play a hands-on role in transforming properties, improving communities, and creating long-term value.Position SummaryThe Renovations Project Manager oversees multifamily renovation, rehabilitation, and capital improvement projects from initial due diligence and planning through construction and final closeout. This position manages multiple projects simultaneously and is responsible for project scope, budgets, schedules, bidding, contracts, vendors, materials, safety, quality, and regulatory compliance.The Project Manager serves as the central point of coordination among company leadership, property operations, design professionals, contractors, vendors, and government agencies. Success requires strong field leadership, financial discipline, urgency, and the ability to identify and resolve issues before they affect residents, operations, budgets, or deadlines.This is a heavy-travel position (80-90%) requiring frequent travel to properties throughout the eastern United States, including Florida, South Carolina, Louisiana, Mississippi, and others as needed.Essential Duties and ResponsibilitiesManage multifamily renovation, rehabilitation, and capital improvement projects from preconstruction through completion and closeout.Develop detailed scopes of work, project budgets, schedules, milestones, and resource plans.Prepare and distribute bid packages; solicit, review, and compare contractor and vendor proposals.Negotiate pricing, recommend contractor selections, and coordinate the preparation and administration of contracts.Manage daily construction activities, including subcontractor scheduling, material procurement, site access, inspections, and project progress.Review architectural drawings, engineering plans, specifications, submittals, and requests for information to identify conflicts and ensure work is completed as designed.Track project costs, commitments, invoices, change orders, contingencies, and forecasts, proactively addressing potential budget variances.Monitor schedules and critical milestones, implementing recovery plans when projects fall behind.Conduct regular site inspections to evaluate progress, workmanship, safety, cleanliness, and compliance with plans and specifications.Coordinate construction activity with property operations to minimize disruption to residents and maintain safe, functional communities.Partner with architects, engineers, consultants, contractors, vendors, utility providers, inspectors, and permitting authorities throughout each project.Ensure all required permits, inspections, licenses, certificates, and closeout documents are obtained and properly maintained.Enforce compliance with company safety standards, OSHA requirements, building codes, and all applicable federal, state, and local regulations.Identify project risks, resolve field conflicts, and escalate significant schedule, cost, safety, or quality concerns to the Director of Construction.Provide regular project updates, including schedule status, budget performance, outstanding decisions, risks, and recommended corrective actions.Maintain accurate project records, meeting minutes, contracts, change orders, inspection reports, photographs, warranties, and weekly status reports.Develop and manage punch lists, ensuring all corrective work is completed before final acceptance.Coordinate project turnover, final inspections, warranty documentation, and closeout with property operations and other internal stakeholders.Conduct construction-related due diligence for potential acquisitions, including property inspections, deferred-maintenance assessments, preliminary scopes, cost estimates, and written findings.Develop and oversee rehabilitation plans for newly acquired properties.Manage multiple concurrent projects of varying size, scope, and complexity.Perform other duties as assigned.QualificationsMinimum of five years of construction project management experience, preferably involving multifamily housing, occupied renovations, hospitality, or other residential assets.Demonstrated experience managing rehabilitation, renovation, or capital improvement projects from planning through closeout.Strong understanding of construction methods, building systems, plans, specifications, permitting, codes, and safety requirements.Experience developing scopes of work, reviewing bids, negotiating contracts, and managing contractors and subcontractors.Proven ability to manage project schedules, budgets, cost forecasts, change orders, invoices, and financial reporting.Ability to read and interpret architectural, structural, mechanical, electrical, and plumbing plans.Strong judgment and problem-solving skills, with the ability to make timely field decisions and manage competing priorities.Excellent written and verbal communication, negotiation, organization, and follow-through.Ability to build effective working relationships with contractors, property teams, residents, design professionals, and senior leadership.Proficiency with Microsoft Office; experience with construction project management platforms such as Procore, Bluebeam, or Microsoft Project is preferred.Bachelor’s degree in construction management, engineering, architecture, business, or a related field is preferred; equivalent relevant experience may be considered.OSHA 30, PMP, or other relevant construction certifications are preferred.Valid driver’s license and acceptable driving record required.Ability to travel frequently between Las Vegas, Reno, and other Nevada project locations, including occasional overnight stays.
