Job summary

First American is seeking a Commercial Title Underwriter to support energy and renewable energy transactions from a remote location. You will review title searches, analyze property records, and issue commitments and policies for solar, wind, and battery storage projects.

You will collaborate with title partners, escrow professionals, customers, and outside counsel to move transactions forward, apply underwriting standards, and price commitments.

Qualifications

• 5-7 years title underwriting experience, commercial experience preferred.
• Experience with title transactions involving energy, renewable energy, utilities, land acquisition, project finance, energy infrastructure, or large multi-site portfolios.
• Renewable energy transaction experience strongly preferred; solar, wind, battery storage, transmission, project finance, land acquisition, or energy infrastructure matters.
• Strong understanding of title insurance concepts, commitments, policies, endorsements, exceptions, and closing requirements.
• Familiarity with real property interests commonly involved in energy projects, such as leases, easements, access rights, mineral rights, survey matters, and legal descriptions.
• Ability to analyze complex property records and identify title matters that may affect development, financing, construction, operation, or transfer.
• Curious mindset and interest in researching property history, land rights, and recorded documents.
• Problem-solving skills to evaluate issues and develop practical resolutions.
• Excellent verbal and written communication with internal teams, customers, underwriting partners, escrow professionals, and outside counsel.
• Ability to navigate internal/external resources to answer questions and resolve title issues.
• Professional, customer-focused attitude.
• Ability to work in a fast-paced environment with multiple transactions.
• Willingness to guide and share knowledge with others.
• Knowledge of Microsoft Office and adaptability to new software.

Responsibilities

• Provide underwriting support and authorization related to real estate title commitments and policies.
• Underwrite issuance of title insurance within delegated authority.
• Review complete title searches for energy and renewable energy transactions.
• Analyze property records including liens, easements, leases, and mineral rights.
• Review legal descriptions, vesting, encumbrances, and site control documents.
• Identify title issues impacting project development, financing, or closing.
• Support transactions involving solar, wind, battery storage, transmission, and other energy assets.
• Review and approve deeds, leases, easements, operating agreements, corporate resolutions, affidavits.
• Price commitments, endorsements, policies, and guarantees.
• Coordinate with title, escrow, legal, and customer teams to resolve title issues.
• Communicate title requirements to internal/external partners.
• Consult with attorneys in some regions to review search packages.
