Job summary

WellLife Network is seeking an Affordable Compliance Specialist to ensure LIHTC residents stay compliant with regulations across NYC, Nassau, and Suffolk Counties. You will collaborate with General Services, Fiscal, and Residential Services teams and visit LIHTC locations regularly.

The role requires initial lease-up activities, income calculations, and eligibility determinations, plus ongoing maintenance of tenant files and compliance documentation.

Qualifications

• Associates degree with at least 1 year of property management experience.
• Certification in LIHTC (or obtain within 6 months from date of hire).
• Knowledge of HUD requirements and accounting is a plus.
• Strong verbal and written communication skills are required.

Responsibilities

• Conducts initial lease-up of new LIHTC developments, interviews, verifications, income calculations, eligibility determinations, file review.
• Conduct yearly inspections of community apartments in collaboration with the Director of Property Management.
• Collaborates with general services and building superintendent on maintenance and upkeep of LIHTC buildings.
• Provides training to residents on monthly electronic rental payments and assists with online payments.
• Monitors arrears, develops payment plans with social services, and supports finance in collections.
• Maintains tenant files to stay compliant with LIHTC/HUD requirements.
• Oversees waitlists and coordinates move-ins/outs to minimize vacancy days.
