Century Complete is seeking an experienced Land Acquisition Manager to identify opportunities, manage data, and maximize asset profitability across the Greater Raleigh area. You will engage landowners, brokers, and municipal staff to source deals and perform rigorous financial analyses and due diligence.

The role emphasizes mapping, CMA comparisons, LOI preparation, and collaboration with the land team to develop viable land packages and proformas.

Qualifications

• Bachelor's degree in Business, Finance, Engineering, or related field is required.
• Minimum of 5 years' experience in Homebuilding/Residential construction, single or multi-family land acquisitions.
• Knowledge of Fair Housing Laws.
• Ability to read, analyze and interpret financial reports or legal documents.
• Capacity to plan, organize, manage, and supervise activities of direct reports.

Responsabilités

• Contact landowners directly in target areas by person, phone, letters of interest, and other means.
• Use online appraisal district maps and municipal maps to gather information (utilities, zoning, topography, entitlements).
• Maintain a tracking log of viable tracts and comparable transactions.
• Follow municipal agendas weekly to identify active projects and opportunities.
• Contact brokers and gather pertinent information.
• Establish relationships with landowners, brokers, engineers, developers, and others; attend networking events.
• Follow up on leads through relationships and media sources.
• Assist with due diligence (zoning, utilities, surveys, title, environmental reports, etc.).
• Utilize mapping tools to create exhibits and track opportunities.
• Prepare financial proformas and update assumptions for viability analyses.
• Perform residual analyses to determine offer prices for acquisitions.
• Update proformas as assumptions change and populate CMAs for market comparisons.
• Create market reports from data resources to assess product preferences.
• Assist in preparing LOIs and land packages for Asset Management Committee submissions.
• Prepare update memos during acquisition and post-closing periods.
• Perform other duties as needed.
