Remote Land Acquisition Manager – Coastal NC/SC

Job summary

Century Complete is seeking a seasoned land acquisitions professional to lead site selection and development analysis for residential projects along the NC/SC coast. You will evaluate maps, perform proformas, coordinate with brokers, engineers, and municipal staff, and prepare detailed land packages for leadership review.

The role requires a bachelor’s in business/finance/engineering, at least five years in homebuilding or land acquisitions, and strong market relationships.

Qualifications

• Experience in land acquisitions, planning, and development.
• Knowledge and existing relationships of/in the local land market.
• Knowledge of Fair Housing Laws.
• Ability to read, analyze and interpret financial reports or legal documents.
• Capacity to plan, organize, manage, and supervise activities of direct reports.

Responsibilities

• Contact landowners directly in target areas using in person, phone, letters, and other methods.
• Use maps to gather sites’ utilities, zoning, topography, entitlements, and development data.
• Maintain a tracking log of viable tracts and comparable transactions.
• Follow municipal agendas to identify acquisition opportunities and entitlements.
• Coordinate with brokers to collect arrangement details on listings.
• Build relationships with landowners, brokers, municipal staff, engineers, and attorneys; attend networking events.
• Follow up on leads from various media sources.
• Assist due diligence with zoning, architectural, utility, surveys, title, and environmental reports.
• Create exhibits with Google Earth and mapping tools; include utilities and floodplain data.
• Support land team with proformas, pricing assumptions, and cost components for viability.
• Perform residual analyses to help set offer prices.
• Update proformas as assumptions change and populate CMAs for market comparison.
• Generate market research reports to gauge product preferences.
• Assist in preparing LOIs with acquisition leadership terms.
• Prepare detailed land packages for Asset Management Committee review.
• Assist with acquisition period memos and post-closing updates.
• Perform other duties as needed.
