Job summary

Boutique Recruiting is seeking a Commercial Title Clearance Officer for a fully remote role handling complex commercial title transactions, with a focus on accuracy and timely closings. The ideal candidate has at least 2 years of commercial title clearance experience, preferably with New York transactions, and strong knowledge of LLC, corporate, and bankruptcy documents.

Qualifications

• Minimum 2 years of commercial title clearance experience.
• Experience with NY transactions strongly preferred; PA/NJ/FL considered.
• Knowledge of LLC, corporate, trust, estate, and bankruptcy documents.
• Ability to review complex ownership structures and signatories.
• Ability to clear judgments, liens, and title defects.
• Manage 60-70 active files with deadlines.
• Proficiency in MS Office and title-management tech.
• Excellent organizational skills and attention to detail.
• Strong written and verbal communication; client service focus.
• Able to work independently in a fully remote environment.
• HS diploma; bachelor's degree preferred.
• Experience with SoftPro and Microsoft Teams preferred.

Responsibilities

• Review title commitments, clearance docs, and ensure requirements before settlement.
• Examine LLC, corporate, trust, and estate documents for signing authority.
• Resolve title defects, judgments, liens, and bankruptcy matters.
• Prepare pro formas, settlement statements, and closing docs per lender instructions.
• Coordinate with lenders, attorneys, underwriters, and closing teams.
• Manage 60-70 active files while meeting deadlines.
• Review complex transactions with multiple ownership layers and foreclosures.
• Maintain records and track milestones in title management systems.
• Ensure documentation meets underwriting standards and quality.
• Provide timely communication and exceptional client service.
• Collaborate to resolve challenges and prevent delays.
