Job summary

Responsibilities

• Prepare detailed architectural drawings and construction documentation for NYC residential, mixed-use, commercial, and renovation projects.
• Develop architectural plans for new construction, alterations, renovations, and commercial/retail tenant fit-outs.
• Prepare complete architectural drawing packages, including floor plans, elevations, sections, construction details, door and window schedules, and life safety plans.
• Perform preliminary zoning analyses, including FAR calculations, building height and setback requirements, lot coverage, yards, and open space regulations.
• Review architectural designs for compliance with NYC Building Code requirements, including egress, occupancy classifications, fire ratings, accessibility, and life safety provisions.
• Identify potential zoning and building code conflicts, recommend solutions, and coordinate with project architects to resolve issues.
• Prepare and coordinate architectural drawings and supporting documentation for NYC Department of Buildings (DOB) filings and permit applications.
• Create and modify detailed architectural drawings and 3D building models using AutoCAD and Revit.
• Coordinate architectural plans with structural, mechanical, electrical, and plumbing (MEP) consultants.
• Review existing-condition documentation, field measurements, and surveys to prepare accurate as-built drawings.
• Ensure architectural drawings are accurate, consistent, and aligned with project requirements and construction standards.
• Manage multiple drafting assignments, meet project deadlines, and provide regular progress updates to the project team.
• Collaborate with architects, engineers, consultants, contractors, and project managers throughout the design and documentation process.

Required Qualifications

• Minimum 5 years of professional experience in architectural drafting, specifically involving multifamily residential and mixed-use buildings in New York City.
• Proven experience preparing architectural drawings for NYC new construction, renovations, alterations, and commercial projects.
• Advanced proficiency in AutoCAD and Revit, including independently developing and coordinating architectural drawing packages.
• Strong practical knowledge of the NYC Zoning Resolution, including FAR, zoning analysis, building height, setbacks, lot coverage, and other zoning requirements.
• Strong understanding of the NYC Building Code, including egress, fire ratings, occupancy classifications, accessibility, construction types, and life safety requirements.
• Ability to independently conduct preliminary zoning analyses and building code reviews.
• Experience identifying zoning and code compliance issues and recommending appropriate solutions.
• Experience preparing construction documents, permit drawings, and other architectural documentation for NYC DOB filings.
• Working knowledge of NYC DOB filing procedures and familiarity with DOB NOW.
• Proficiency in 3D modeling and architectural visualization.
• Strong knowledge of construction methods, building materials, architectural detailing, and building assemblies.
• Experience coordinating drawings with structural and MEP consultants.
• Ability to interpret architectural concepts and translate them into detailed, accurate, and buildable construction documents.
• Excellent attention to detail, organizational skills, and ability to manage multiple projects simultaneously.
• Strong communication skills and ability to work both independently and as part of a team.

Preferred Qualifications

• Experience with commercial and retail tenant fit-outs.
• Experience conducting zoning and building code compliance reviews for new construction and alteration projects.
• Familiarity with NYC DOB applications, filing procedures, plan examination objections, and resolving DOB comments.
• Experience using Bluebeam Revu, Adobe Acrobat, and Microsoft Office.
• Experience preparing as-built drawings based on field measurements and existing-condition surveys.
