BuildX LLC in Massachusetts is seeking an experienced preconstruction coordinator to own the PCA-to-contract process for high-end custom residential projects. You will drive design, manage selections, keep the budget current as decisions are made, document everything, and deliver a complete contract package for the project manager’s review.

Qualifications

• Five or more years doing this specific job—preconstruction, selections, and client management for a custom or semi-custom residential builder.
• Attention to detail that borders on uncomfortable; every client decision must be captured, priced, and documented.
• You read plans fluently and can walk a homeowner through a selection schedule and a budget update without confusion.

Responsibilities

• Own the client relationship through preconstruction and contract signature, acting as primary point of contact.
• Drive design with designers/architects and maintain revision cycles on schedule.
• Coordinate with consultants (structural, energy, survey) to keep approvals on track.
• Guide clients through selections and produce a complete, unambiguous selection schedule and specification.
• Reconcile allowances with priced selections and keep the client informed.
• Maintain the budget as the project evolves and provide weekly written updates.
• Log, scope, and price every client change with documentation and decisions.
• Keep preconstruction process moving to a construction-ready document set.
