Maryland Management is seeking a Regional Sales & Marketing Manager to lead onsite teams, drive leasing performance, and shape marketing strategy across Central and Western Maryland portfolios from Towson to Hagerstown. This field-based leadership role oversees Community Managers and leasing teams, focusing on occupancy, budgets, digital marketing, and vendor relationships.

Qualifications

• 3+ years in a multi-site or regional leadership role overseeing at least 1,500 units.
• Experience managing leasing teams.
• Strong multifamily sales, marketing, and property management experience.
• Proven ability to develop teams and drive occupancy and leasing performance.
• Experience managing marketing strategy, budgets, digital initiatives, vendors, and online reputation.
• Knowledge of Fair Housing and multifamily property management practices.

Responsibilities

• Lead, manage, and develop Community Managers and leasing teams.
• Recruit, interview, hire, train, and coach onsite team members.
• Conduct regular property visits to evaluate performance and provide hands-on support.
• Drive occupancy and leasing performance by monitoring traffic, lead conversion, closing ratios, and market conditions.
• Develop and execute portfolio and property-specific sales and marketing strategies.
• Own marketing strategy, budgets, digital initiatives, vendor relationships, online reputation, and ROI.
• Monitor competitor pricing, concessions, and market trends and recommend strategies to maintain competitiveness.
• Oversee digital marketing, including websites, ILS listings, paid advertising, SEO, lead generation, and online content.
• Manage advertising, photography, and other marketing vendor relationships.
• Handle escalated resident concerns and support teams in resolving complex customer service issues.
• Assist with the implementation and optimization of leasing, marketing, and property management technology.
• Partner with Regional Property Managers and other departments to achieve overall portfolio goals.
