Job summary

Bridge33 Capital, a national real estate private equity firm, seeks a Property Manager for the Western region to supervise daily management, maintenance, and related construction across multiple shopping centers. This in-person role is based at our Denver office in Belmar shopping center.

Responsibilities include tenant relations, budget oversight, vendor management, inspections, and ensuring lease compliance while contributing to value-add initiatives.

Qualifications

• Minimum 2-3 years' experience managing commercial retail properties.
• Knowledge of building maintenance and construction activities.
• Strong communication, negotiation, and presentation skills.
• Previous experience in property management or related fields.
• Ability to interact with tenants, vendors, and other employees.
• Ability to develop and manage budgets.
• Demonstrated leadership and management ability.
• Ability to organize work, multitask, and meet deadlines.
• Proficiency with Word, Excel and Google Docs and Yardi.
• Willingness and ability to travel.
• Familiarity with generative AI tools to enhance productivity preferred

Responsibilities

• Maintain properties in best-in-class form for tenants, customers, and investors.
• Resolve maintenance items quickly with communication to tenants on repairs.
• Build and cultivate long-term tenant relationships.
• Establish relationships with local service providers.
• Negotiate service agreements and oversee contractors.
• Visit properties regularly and perform inspections with maintenance staff.
• Monitor and enforce lease terms, rents, and charges.
• Educate tenants on lease details and Bridge33's role.
• Oversee move-in/move-out processes and related changes.
• Review and code invoices for timely payment.
• Review monthly property management reports for accuracy.
• Focus on value creation and implement a value-add plan.
• Provide property updates to management as needed.
• Monitor loan reserve accounts and cash disbursement.
• Assist in Budget and CAM reconciliations and leasing efforts.
• Stay informed on local market trends and after-hours emergencies.
