Ad-West Realty Services, Inc. is seeking a Regional Property Manager to oversee 20–25 apartment communities across Washington state, Oregon, and nearby markets. You will drive financial and operational performance while leading a team of on-site managers and maintaining strong owner relations.

The role requires budgeting, financial analysis, and compliance with LIHTC, USDA RD, and HUD programs. Travel to properties in WA and OR is expected; 40 hours weekly, exempt, with hybrid work (2 days in

Qualifications

• Experience leading teams and staff development.
• Minimum of 2 years in a supervisory/leadership role.
• Ability to read, understand and analyze financial statements.
• Budgeting and forecasting knowledge.
• Property management experience is a plus.
• Affordable housing program knowledge (USDA RD, LIHTC, HUD) is a plus.

Responsibilities

• Oversee operations of 20–25 apartment communities across WA with support from Accounting, Administrative, and Compliance teams.
• Lead on-site managers to ensure optimal performance and compliance with policies.
• Develop and monitor property budgets; review monthly financials and prepare owner reports.
• Conduct regular property inspections and drive performance improvements.
• Build strong client relationships and deliver exceptional service.
