Job summary

Blue Castle Agency seeks a Regional Property Manager to oversee five Knoxville-area properties totaling about 1,500 units. The role is hands-on, driving leasing, maintenance, and collections, coaching onsite teams, and ensuring tight cost control across the portfolio.

You'll travel between sites regularly, use AppFolio or similar software, and partner with asset management to report performance. Base salary 120k–130k plus bonus; benefits include health and dental coverage and mileage

Qualifications

• 5+ years running multifamily operations across multiple sites
• Strong grasp of property financials and budgeting
• Experience negotiating vendor contracts and achieving expense savings
• Experience positioning and marketing new or renovated communities
• Proven track record coaching and developing onsite teams

Responsibilities

• Oversee day-to-day operations across the Knoxville-area portfolio (five properties, ~1,500 units)
• Drive leasing, maintenance, and collections performance at every site
• Coach and develop on-site teams — property managers, leasing staff, maintenance
• Manage day-to-day expenses, negotiate vendor contracts, and identify cost savings
• Lead lease-up strategy for new and repositioning properties
• Read local market trends and adjust tenant attraction and retention strategy
• Partner with asset management and ownership on performance reporting
• Visit sites regularly, spot-check operations, and solve ground-level issues
• Track portfolio performance in AppFolio
