Key Responsibilities

Supervisory

• Develop and review annual budgets and business plans with Community Managers, final approval from the Director of Residential Management.
• Communicate policies and monitor procedures on-site and with the Corporate Office.
• Participate in industry groups as approved.
• Ensure monthly audits are completed.

Marketing

• Review rental reports, customer surveys, and rental rates regularly.
• Supervise marketing efforts and customer profiles.

Personnel Management

• Hire, train, mentor, and evaluate Community Managers.
• Motivate and develop staff, promote cross-training.

Professional Development

• Identify personnel needs and communicate with HR and management.

Asset Management

• Report incidents affecting operations.

Site Specific

• Approve expenditures, review financial reports, and monitor budgets.
• Assist with customer relations, ensure compliance with ordinances, and perform semiannual audits.
• Inspect properties, supervise contracts, and oversee capital improvements.

Skills, Knowledge, and Expertise

• Effective communication, sales, marketing, motivational, and analytical skills.
• Ability to drive between properties and proficiency with software tools.

Work Experience & Certifications

• 3-5 years in Property Management; 1 year multi-site experience.
• Valid driver’s license; Certified Property Manager designation is a plus.

Working & Physical Conditions

• On-site work, on-call, travel required, including out-of-state travel.
• Ability to stand, walk, lift up to 50 pounds, and perform repetitive tasks.
